AVIOLANDA, Aeronautic Cluster

Why | To convert a part of a military zone by creating a thematic cluster
What | Multi-analyse + process development + vision + scenarios + masterplan + visualisations
Where | Woensdrecht, the Netherlands
With | ABL2 + TCN Property Projects

In the Region West-Brabant, an idea was born: Making West-Brabant the most competitive region of Europe specialized in maintenance “The Maintenance Valley” and create at the same time sustainable jobs and businesses. Local actors  already have the network, The World Class Maintenance but no physical project is out of the ground yet. In 2008 it has  been decided to launch a competition for the very first project that will be the motor of the Maintenance Valley: The Aviolanda Aviation Park, an old industrial and military park with a little airport.

Together with TCN Property Projects, we analyzed integrally the area, the stakeholders and the market. We build a common vision and decided about the strategies (marketing, management, spatial qualities). We chose a program together and made the ideas spatially concrete. We found solutions about how to mix private and military activities, and how to mix people, trucks and planes traffic while enhancing the experience of the place.

OMNIA, Floating Office

Why | To transform a floating building into an office and give it a role in the haven
What | Multi-analyse + programmation + concept + feasibility study
Where | Lloydkwartier, Rotterdam, the Netherlands
With | ABL2
Who | For VDM+Dataview

VDM+Dataview is a successful company looking for a new creative inspiring bigger place for its employees. The owner of the company has bought the Omnia, a floating workplace from 1938 that was used as the office and restaurant of Holland Diving. He would actually like to use it for his company and to place it in a old haven that became a vibrant area in Rotterdam: the brand new Lloydkwartier district. ABL2 was asked to make a whole study for that case: context analysis, concept development and feasibility studies: for the wished place or for some alternative places in case the first case is revealed too difficult to achieve.

After few interviews and meetings with the different parties, it was decided that the Omnia, if placed in this district, should also have a public function because it would quite central and significant. Moreover opening the office of VDM+Dataviewis representative of the vision of the company: the behaviour of the people is central. By welcoming the population of the district and Rotterdam, both of parties would win: VDM+Dataviewis highlighted, Lloydkwartier has a symbol to sell, the multi-cultural population a new hype place to explore.

Here is the concept: De Nieuwe Wereld (The New World) “Unconventional, multifunctional and experimental”, a “creative stopping place that would be the beginning and ending of the creative sector in the Lloydkwartier, where water and port serve as source of inspiration”.

KERAMIEK & CULTUUR, Revisited Brownfield

Why | To reconvert an industrial area at the technical university
What | Multi-analyse + vision + concept + masterplan + implementation plan
Where | Delft, the Netherlands
With | ABL2 + TCN
Who | For Woonbron + Kristal + city of Delft

After Blauw, we dealt with a second hotspot at the Schieovers: the Nieuwe Haven (New Port). A place where is an old beautiful ceramic factory and a well know museum about Blue Delft: het Porceleyne Fles. It is also very close to the university. Again, a 4D-analyse is realized. I made a map with the buildings of different architectural value.

The theme is chosen: Keramiek en Cultuur (Ceramic and Culture). The place will be dedicated to both tourists and students. It will be a creative place where cultures mix together where the University and the historical city center finally meet.

I designed a phasing scheme and a program. The district will develop gradually and in function of the availabilities of the plots to become a vibrant waterfront in Delft.
