KERAMIEK & CULTUUR, Revisited Brownfield

Why | To reconvert an industrial area at the technical university
What | Multi-analyse + vision + concept + masterplan + implementation plan
Where | Delft, the Netherlands
With | ABL2 + TCN
Who | For Woonbron + Kristal + city of Delft

After Blauw, we dealt with a second hotspot at the Schieovers: the Nieuwe Haven (New Port). A place where is an old beautiful ceramic factory and a well know museum about Blue Delft: het Porceleyne Fles. It is also very close to the university. Again, a 4D-analyse is realized. I made a map with the buildings of different architectural value.

The theme is chosen: Keramiek en Cultuur (Ceramic and Culture). The place will be dedicated to both tourists and students. It will be a creative place where cultures mix together where the University and the historical city center finally meet.

I designed a phasing scheme and a program. The district will develop gradually and in function of the availabilities of the plots to become a vibrant waterfront in Delft.

BLAUW, Regenerated Brownfield

Why | To renew an industrial area at the university of Delft
What | Multi-analyse + organic tranformation strategy + program + concept + masterplans of scenarios
Where | Delft, the Netherlands
With | ABL2
Who | For city of Delft

The Brownfield Schieoevers is a dated district. But, it is very close to the centre and the Technical University of Delft and is 100 ha big. The local council ambitions are to use the potential of it, to make it lively and sustainable economically. Different parties, TCN a property developer and two housing corporations convinced the city to start the renewal of that area all together. ABL2 could start to manage the process of this enormous project.

The first goal was to establish a common vision of the area, a transformation strategy and a approach plan. The district will become full of vitality, will get urban qualities, and will be well linked to the rest of Delft. It will be transformed few by few, naturally, following the concept of “organic urbanism”. “Hotspots” are defined as motors of the project.

A first hotspot is chosen, close to an old and unhandy train station and a beautiful piece of heritage: het Kruithuis. I took part at the “4D-analysis”: urban structure, market context, stakeholders, political situation to be able to create a SWOT table of the area. Then we had the basics to think of the concept “Blauw” (Blue like the Blue Delft) with as theme: Pioneering Dynamic. The spot will target young professionals and students that are creative, initiator and want to develop themselves. I realized several atmosphere’s montages and a conceptual Masterplan. Then it has been made a feasibility study regarding the process, the financial and the social side of the project.

ST-JEAN, Main Street Management

Why | To update the 5-years integral strategy of a main street
What | Analysis + process management + surveys + interviews + vision + strategy + action plan
Where | Rue Saint Jean, Ville de Québec, Québec, Canada
Who | For AGAF (shopkeepers association)

St-Jean street runs through the Faubourg St-Jean-Baptiste in Québec city. It is a lively shopping street but that can be improved. Within the Fondation Rues Principales, I assisted the Association of Business Traders and Shopkeepers to update their integral strategy for the five coming years. We got new data: customers’ needs and origin analysis, socio-economical profile, surveys, commercial composition and mix, accessibility.

We brought images and sheets and analysed them with volunteer shopkeepers. Together we formulated a mission and vision for the main street. We developed together an action plan for each of the aspects that benefit the prosperity of the main street: organisation (budget, planning, people), physical improvements (shop displays, architecture, public spaces), economical development (mix and composition of the supply), city marketing (promotion and animation).
